Scope
Henrietta House is a landmark building in the heart of London’s West End and home to leading commercial real estate services and investment firm CBRE.
The project included the redevelopment of Henrietta House and a significant rear extension constructed within a tight courtyard over a working loading bay.
Approach
TB+A was appointed by the building’s landlord, Lazari, to work with them and CBRE in a collaborative approach to deliver an energy efficient, sustainable and flexible workplace.
As part of our role, we undertook the full Building Services Engineering design, as well as Security services, and acted as the lead BREEAM assessor.
Outcome
Services were designed around maintaining the building occupied throughout the refurbishment. As part of the design phase, we set out the services sequencing principles which were to dictate the phasing of the build.
Energy efficiency and sustainability were a key differentiator for Lazari and CBRE, with the redevelopment achieving both BREEAM Excellent and WELL Platinum accreditation.
The project incorporates the following sustainable concepts:
- Photovoltaics
- Heat recovery
- Efficient plant
- Metering of systems
- Air quality monitoring and control
- Automatic controls
- Energy efficient materials
The redeveloped office incorporates new staff changing, shower and cyclist facilities, as well as an enhanced catering offering, together with meeting and conference facilities and a range of diverse workplace settings.
